"Our recent stay at this Orlando house was a letdown. It's not about being picky, but this place was just plain dirty – my wife even spotted a cockroach in the kitchen, and I discovered a dead one in the upstairs cupboard, adding to the unpleasant experience. The mattresses and pillows were lousy, giving me neck pain. Sofas were beat up, fixtures were falling apart everywhere. Dad got stuck in a bedroom with a busted door. Upstairs shower was a joke, just dribbles of water. Patio door latch was wonky, and pool heating we asked for is still a no-show after two days. We sent photos of the problems to the management company, and their response was a joke – they just said they 'took note of it' and did absolutely nothing! To top it off, we called again about the pool heating, and turns out they can't fix it because it keeps 'tripping out.' They meant to ring us but didn't. They claim there's nothing they can do about it. Seriously, save yourself the trouble and find a better place to stay."

So if you rent this home make sure you add everyone even if you’re not certain if they are coming! This is a nice home but need some TLC and how can you rent a home like this and not have at least enough towel sets for the guests it will accommodate! The master sheets are very cheap! Maybe 200 thread count and you all know what that means the fabric has beaded up and it feels like something is crawling on you! The mattress is a horrible mess it needs a mattress the springs and the mattress is wore out badly! A bad night sleep! I’ve rented many AirBNB this has been the worse! If they fix these hiccups the house would get better reviews! I’m very disappointed!

It was a good getaway. Not enough towels for a house of this size. There were no wash clothes. The house was clean. Need a few upgrades in the master bedroom. Overall it was a good stay.

Had a good time overall. The house does need some updates and deep cleaning. The clothes washer needs repair, didn’t work for us and that was inconvenient. House is big and accommodates large families and the pool was nice.

Well what I can I say there is no positives to this review. The dishwasher did not work the whole stay (and we were a group of 12), and we had the pool maintenance people there a few times as the heat wasn't working in the pool and hot tub, along with the hot tub that kept draining. Well only got to use the pool and hot tub the last 2 days we were there, and we paid for 9 days of heat. I sent an email to Corporate two weeks asking to be refunded some money as what was promised was never what we received, and have not heard a single word back. It's disappointing.
The community and amenities at the club house were very nice.

The house we rented was OK, it was in urgent need of redecoration. The walls were dirty and carpets needed cleaning and there was a large hole in the arm of the sofa. Our main concern was the infestation of cockroaches that were behind and underneath the oven. We must of killed over 20 of them over our 3 weeks stay.

We had no option but to leave the property after only spending two nights there as it was so disgusting. It was like it hadn’t been cleaned for months, pubic hairs all over bathrooms, hairs and stains on the beds and even poo on the outside or toilet!! We emailed the owners straight away and waited for a reply but didn’t hear anything so we called them the day after and were told that the property could be cleaned or we could look to move. We were assured that a manager would call us back to discuss this but we heard nothing. As a manager hadn’t been in touch with us to discuss our options, it left us no option but to move as it was so disgusting. I wish I could add photos to this review to show people how it really looks. I will be posting them on “It’s Orlando Time” Facebook page.

The house is very spacious and well decorated and it has everything you need to make your stay comfortable stores right around the corner and the kids loved the pool and we even visited the lazy river at the club house pool and having the game room was great for relaxing evenings at the house

This vacation home is Falsely written up. So not a brand new / 5 star rated home. My list is huge, but I will write especially with the coronavirus going on “super filthy”! When I enter this home I exited it just as fast... I had to get back in my car with my family and stayed in a hotel.

I probably will be all over the place here. For starters... the owners were so fantastic in their communicating with me. They were very reassuring and comforting. The management company was excellent as well. If they missed my call, they would call back very quickly. We had an issue with the gate and the security guards on multiple occasions but the management team were very accommodating and made for us a QR code to minimize issues.
The house is large and spacious. It's obvious that some updating is needed like painting/patching walls, maybe cues with a tip for the pool table. Most definitely would've been nice if the coffee maker worked. We rented this house to host my then fiance's family for the weekend we got married. However, due to COVID, her family could not make it down. So, as to not suffer a $1700 loss, we decided we would stay and use the downstairs master suite. Couldn't do it. The best was so lumpy and uncomfortable so we ended up in the upstairs master suite to which, I gotta say... the bed was amazingly comfortable. Here's the negatives about the neighborhood. The street are so narrow and others renting houses were parking up to 7 vehicles and you could not get through. Driving through the neighborhood was a constant heart attack. Now, to be fair... it was Labor day weekend. As a result, the house next door was blasting music at 11 PM but, security eventually took care of it. The pool was great! If I needed to rent a large house again, I would not hesitate to rent this home... just not on a holiday weekend and I would ask if that downstairs bedroom has had the bed replaced. All in all... Solid 3.

The location was great, within perfect distance to Universal Studios, and we had no trouble getting into neighborhood and into house. House was clean and outdoor/pool area was very nice. I would most definitely recommend this house!

The home was beautiful but had wear and treat as well as appliances and dishes in poor condition and or broken. Dishwasher and coffee maker didn’t work. They were aware dishwasher was broken prior to our arrival but. Didn’t tell us. Most pOts were too worn to cook in so I had to but my own. Things like oven mitts were filthy so we replaced them. Microwave had to be fixed. Most lamps were wobbly at bases.. most disrepair were probably from guests not being considerate but needed to be addressed by owner before next guests arrived.
No mice were seen just a few droppings.. broken pool sticks (safety hazard)were replaced. Multiple broken appliances in closets.

My family of 12 stayed here for 8 days for the ultimate Disney vacation. Check In & Check Out was extremely easy. No problems with anything. Would definitely stay here again!

The house was super clean when we arrived, and the management company was very responsive when we had questions and even called back the next day to check on us. Great service. Plenty of room, easy checkout and everything was as pictured.

The house was super clean when we arrived, and the management company was very responsive when we had questions and even called back the next day to check on us. Great service. Plenty of room, easy checkout and everything was as pictured.

We stayed the first week of December, had 5 adults and 3 children in our party and upon arrival we were very impressed with the home. They had a welcome basket of chocolates, sparkling cider and some games/toys for the kids waiting. Overall we all had a great time!

The size was more than sufficient to keep any of us feeling on top of each other, plenty of bedrooms and bathrooms.
The pool and spa were great, tv’s having Netflix was a nice feature. The house was very clean.
The community clubhouse pool area was real nice. We spent two full days enjoying the lazy river, slide, and hot tub. Very relaxing days.

Some slight issues (that either were resolved quickly, or not really an issue):
1) the spa tub and pool were not as hot or warm as we had hoped upon arrival. I was able to text someone from the management office pretty easily and they were very amicable to turning up the heat to make the pool and spa a wonderful retreat after long days walking in the amusement parks. :)

2) the toaster didn’t work properly. We had to hold it down to toast but not a game stopper at all / not a big a deal.

3) no clear instructions of what to do with the trash during the week until the checkout when it stated to leave it in or by the front door bench. Not a big deal as we kept it in the garage and took a trip to the nearby community clubhouse parking lot dumpster.

4) The king bed mattress on the first floor, the one side of the bed sunk in, but it didn’t cause much of a sleeping issue and otherwise was comfortable enough. [Suggestion maybe to have someone lighter sleeping on that side though. :) ]

As I said previously, overall we were very satisfied with the home and really enjoyed our trip, and would rent from this property management again.

All in all a great rental. One thing I would say that I was disappointed with was the communication with someone during our stay. Our coffee pot and toaster didn't work and I emailed the company and no one responded to my email. Other than that the place was beautiful.

We arrived late in the evening on the day of check in (11:30 pm) to find the house had not been cleaned from the last tenants. There was trash in the outside receptacle and all the beds were unmade with the used sheets still on them. There was a pile of used towels in the entry hallway and in the master bathroom tub. There were also dirty dishes in the dishwasher. We called the management company and were told by a grumpy Alison Mannting (who mumbled several curses under her breath during the call) that she would call us back, but after 20 minutes without a callback we called her again and were told that there was nothing she could do about it until the morning. We were able to find a spare set of sheets in the bedroom closets and stripped and remade the beds ourselves so our family of 11 could go to bed. A cleaning crew came out the next morning and cleaned the house, and Alison told us she would refund the cost of our first night's stay. All seemed well, except that we have not received a refund yet for that first night's stay, and all attempts to contact the management company for a week (6 calls, 4 voicemails) have been unsuccessful. We are not happy with the lack of responsiveness by the management company to this point and will NOT be utilizing their services again. We CANNOT recommend this property to other prospective customers.
